Your trip to Cobbo's Beach House in Avila Beach is coming up! In this email I've provided everything you and your guests need to know to help prepare for your stay. Please forward this email to whomever is joining you in your group so everyone has all the same information.
Garage/Parking – If you have a back hatch that lifts, you will need to unload your car outside the garage so the back hatch doesn’t hit the garage door or ceiling. There are 3 parking spots in the garage. One full size space (far right garage door) can accommodate a full-size SUV, but not an extended SUV or truck. The second garage (middle door) has two tandem spots and can accommodate 2 regular or small sized cars or one large vehicle. The garage spaces do not accommodate lifted vehicles, oversized vehicles, or vehicles with wide mirrors. The garage door on the far left is only for the golf cart. All other vehicles can be parked on either side of Avila Beach Drive directly in front of the house overnight. If Avila Beach Drive is full when you arrive, you can park in the main parking lot at 502 1st street for $6 (6am-10pm). Avila Beach Drive usually clears up in the evening after 5pm and you can then move your vehicle for overnight parking.Please do not park anywhere on Colony Lane (behind the house) or in the space where the garbage cans are. For your convenience if you have an electric vehicle or multiple electric vehicles in your group, we have 3 separate chargers in the garage.
Every bedroom – There is a black tray on the nightstand that has all the remotes for the room and they are labeled on the back of each remote and labeled on the tray where they go (TV, fan, shades, and fireplace). If you want the fan on, make sure you press the fan switch on the wall to “on” then you can control the speed with the remote. You can also use alexa to operate many things in the room. There is a card on the nightstand labeled “alexa”, which tells you exactly how to voice your command for that particular room. The touchscreens in the rooms are to either use them like any other touchpad, but mainly there to touch control the music instead of using alexa voice commands. Instructions are below under “Music” or in the guidebook in the kitchen or bar. At night, the screens in the bedrooms dim and turn a yellowish color to eliminate blue light while sleeping. If the screen is still too bright for you, you can press the power button once on the right side of the touchscreen to turn it off. If you turn it off, please turn it back on when departing. The basement bedroom (The Pier) has 5.1 surround sound with a HDMI quick connect and power outlet directly below the TV in the small cubby just to the right. Also, in this room if needed are two single-sized sleeping cots under the beds. The main queen beds in this room have a built-in massage option and can be configured into many different seating positions by using the remote. In the basement bathroom and the top floor master bathroom, there are chalk pens to write on the small black chalkboards the names of whoever’s towel will hang in that location. Should you need batteries for any of the remotes, extra batteries are located in the cupboard to the left of the kitchen range and the code is 292.
The Gym – Everything is this room is pretty straightforward, but if you want to do yoga or aerobics through the peloton app, just turn on the TV (remote is on the ledge to the left of the TV), select the peloton app then you can use the mat in front of the TV. If for some reason the Peloton bike or Hydro rowing machine is logged out, please text me and I’ll get you back in. If you have your own peloton cycling clip in shoes, please put the standard toe straps back on before departing.
Garage items – Beach items on the wall - help yourself to anything. Please just remove any sand and place it back where it was. If you use the large 10x10 canopies, bring the weights with you that are to the left of the canopies on the floor. These are needed to avoid the canopy from flying away with any sudden wind to avoid hurting someone or bending/breaking the canopy. Pickleball - there are paddles for four plus balls in the drawstring bag. You can play for free at the courts by the golf course across the street from the house if they will allow you to (they are owned by the hotel up on the hill), otherwise you can pay to play at the Avila Bay Athletic Club & Spa about 2 miles away from the house. Another free option is 3 miles from the house at the courts on the frontage road to the 101 in Shell Beach. Golf cart – feel free to use this. The key is in the white shell bowl in the great room to the left of the main TV. Please place the key back when not in use. Please note that the golf cart is not street legal. Any driver must be at least 16 years old and have a valid driver’s license. Seatbelts are installed for both the front seats and rear seats for your safety. If driving at night, be sure to turn on the headlights. You must use your turning signals and obey any California public road laws. Do not take this on Avila Beach Drive and only use it in the downtown area. Do not take it on the steep hills either. Since it's not street legal, please use at your own risk. Nobody has said anything so you will probably be fine, but again it’s at your own risk of getting a ticket, etc. Kids and young adults love the golf cart, but it is only there for transportation to and from the beach and restaurants/shops downtown. Please only use it for this purpose. When we use it we will put the seat down in the back to create a utility bed then load it up with chairs etc to head to the beach. For parking, use a regular parking spot instead of the motorcycle parking to allow motorcycles and scooters to park in those spots. Bikes - there are four 3 speed (non-electric) bikes. Feel free to use these. The bike lock codes are 925. There is a great trail called the bob jones trail right across the street. Beach towels - there is a stack of beach towels for your use located on top or above the mini refrigerator. The two electric bikes are our personal bikes and are locked up. Washer/Dryer - for your convenience, there are three full size sets of washers and dryers on each floor.
Items on east side of house – There is an outdoor shower here to rinse off any sand before entering the house or entering either one of the hot tubs. Please do not track sand in the house or get sand in the hot tubs. It’s very difficult to remove the sand. Paddleboards - these can be used but only on the last beach down Avila Beach Drive. Kayaks – these are like the paddle boards where they can only be used on the last beach on Avila Beach Drive. There are straps and dolly’s for both the paddle boards and kayaks if needed on the side of the house. Boogie boards, skim boards and spike ball. Feel free to use these and again please just rinse the sand off when finished. Hot tub (please see hot tub section below).
The Cellar - Feel free to use the flight boards and glasses for wine or whiskey tasting. Please bring any used glasses to the kitchen to be washed. Please hand wash these, otherwise the branding will come off.
Elevator – This is commonly used for moving luggage in and out, hauling groceries, and transporting elderly people, otherwise the stairs are most commonly used. Please remind any children that the elevator is not a toy and to refrain from riding it up and down so it’s available and functional when its most needed. Please follow the directions on the wall by simply pressing the “call” button and once the “car here” button lights up simply open the door. Please bypass the access keypad when renting the entire home. The gate will automatically close when you select your floor and automatically open once it arrives at the floor chosen. In the event of an emergency there is a keypad inside the elevator to call me or anyone else. Please be sure to close the main white wood door behind you when exiting otherwise a different location won’t be able to call the elevator until that door is closed.
The Cove room – If someone plans to sleep in this room, there are two queen size beds that roll out from behind the TV. Press and hold the “zoom-room” remote towards the middle bottom of the TV and be sure that the sensors on the left-hand and right-hand side of the shelf below the TV are not blocked. The bedding is in both cabinets to the right and left hand side of the TV. If you are going to move the beds back into the wall, please make sure the bedding has been removed. There is a HDMI quick connect and power outlet to the left of the TV on the lower shelf to connect a gaming device. There is a closet for this room at the main side door entry just through the hall from the cove room.
Balcony off The Cove room – To the immediate right in the niche area are all the pool sticks, chalk, ping pong paddles and balls for the pool/ping pong table. When wanting to play ping pong, please have two people gently slide the ping pong tops onto the table with the cover on, but first place the two black plastic supports in the middle of the pool table to prevent the middle of the ping pong table pieces where they join together from sagging. Once the tops are on the pool table then clip on the ping pong table net. When wanting to switch back to pool, have two people gently lean them against the house under the TV like they were when you arrived with the heavy side on the ground. Please be sure to lean the ping pong tops leaving roughly an 8-inch gap from the bottom of the wall to the bottom of the closest ping pong top. Leaning instead of leaving straight up will prevent the tops from toppling over and potentially causing harm or damage. Don’t worry about ping pong balls going over the balcony. Please just pick them up when you’re finished.
Front yard – There are two weatherproof cornhole sets, which are both perfectly level and set at the 27-foot regulation distance and are cemented into the ground. Both sets of cornhole bags are in two buckets in the closet by the front door. Please place the bags back into the bucket and place in the closet when done using them. These can’t be left outside overnight because of the moisture in the air will cause them to be very wet in the morning. If you’re playing at night, you can turn on the eave lights, which are located in that front closet as well. The landscape lights are also in this closet if you want those on. Please either turn off the lights by 10pm or dim them so we don’t disturb the neighbors. Under the bench in the front yard are alexa speakers. You can voice what you want to listen to and ask her to cancel when finished. Please turn the music off or down low past 10pm so we don’t disturb the neighbors. To turn on the firepit, simply press the firepit light switch under the bench. For the firepit, please wait roughly 2 minutes for the fire to activate (it will automatically). For the lights under the firepit, just press the lights button under the bench. Please turn these both off when finished by simply turning off the switches.
Kitchen and Bar - The fully stocked chef's kitchen has high end commercial appliances with a 6 burner 48” range with built-in griddle and double oven, 48” refrigerator, four drawer dishwashers, expansive counter space, a huge island, plus a hidden walk-in pantry providing plenty of storage space! Next to the kitchen is a large bar with lots of seating and a pass-through window to the balcony to serve drinks. Bar appliances include a dual wine/beverage refrigerator, ice maker, and a two drawer dishwasher. The ice maker is a commercial machine that makes fancy ice! Please be aware though that its constantly draining and making new ice and can oftentimes be loud. Some guests prefer to turn this off, which is perfectly okay. Simply open the door and push the on/off button on the top left hand side. If you're planning to make cocktails or want specialty ice for anything, just be sure to turn it on plenty in advance to give it time to produce ice. There is regular ice in the kitchen refrigerator/freezer as well.
Great room – This is a huge room that sits many people in many different locations. Garbage cans – there are several of them; double one to the left of the center kitchen island, one in the corner under the windows, one in the pantry room (open the double doors…there’s a large pantry behind them!), and one in the left corner of the bar. The bar – It has an ice maker, wine/beverage refrigerator, and dishwasher. Please help yourselves to all the branded glasses and cups, but please hand wash these, otherwise the branding will come off. Sleeper sofa – if you need another sleeping spot, there is a queen size bed in the sofa. The bedding is in the cabinet in the left TV wall niche. Games – there are many of the classic board games and a poker set in the right TV wall niche plus extra blankets. Large folding door (that separates the great room from the balcony) – to open this door start by opening the small door to the right and put the stopper under the door, then from the far left turn the handle to the left then do the same with the handle just to the right of you, then push out towards the balcony where the hinges are just above those two handles, then go to the far right and push the door to where it starts to accordion towards the far left. To close it, just roll the large accordion part to the right then close the far-left handle first down to the right, then do the same with the other handle.
Great room balcony – There are plenty of chairs for gathering. There is also a built-in smoker, BBQ, and griddle. To turn these on push the blue button then operate them like most other outdoor kitchen appliances. You do not need to turn on any gas. Natural gas is plumbed directly to these appliances. If you need help with any of these, the manuals are in the drawer just to the right of the griddle. If you plan to use the smoker, download the Lynx smoker app or https://smart.lynxgrills.com/Admin/Login put in my email [email protected] pass 2925Avila. Please do not put any food grease down any of the sink drains. Grease must be placed into a container, cooled to harden then thrown away in the trash.
Rooftop (The Sky Bar) – We use this area for appetizers and drinks before dinner. There’s lots of seating. We also use it at night after dinner to sit around the linear firepit on the comfy couches. When done for the night, please place the covers back over the couches so they don’t end up getting all wet from the moisture in the air. To use the firepit, go to the switches on the elevator shaft and turn the firepit switch on and wait a couple minutes (it will activate automatically). If for some reason it doesn’t turn on after two minutes, please turn the switch off, wait 30 seconds then turn it on again and after two minutes it will turn on. Please turn off the firepit when finished by simply turning off the switch. The bank of three switches at the top of the Sky Bar stairs are not functional, but the same switches 10 feet away on the elevator shaft on the rooftop are functional.
Hot tubs – There are two hot tubs, one on the rooftop deck and one on the east side of the house. To open the hot tub cover, fold the back half of the cover over the black bar and onto the front half of the cover then pull the handle towards the front of the hot tub (please watch the first 40 seconds of this video to see the demonstration https://www.youtube.com/watch?v=FPkCQBfEcE8). Instructions are also posted on each wall by the hot tubs. Before entering, rinse off any sand at the outside shower on the side of the house and check the water level and chlorine level in the chlorine bucket (in the right-hand cabinet for the rooftop hot tub or under the bench for the hot tub on the side of the house). If needed, please adjust water or chlorine according to the instructions. The hot tub is usually set at 102 degrees. Please adjust with the + - as you see best fit and not to exceed 103. Please return the temperature to 102 when finished so we can maintain this temperature. To turn on the light press the light button or press it multiple times to have it change colors. To turn on the jets press the swirl button twice. To have the jets go to the opposite corners, manually turn the large circle on the top surface of the hot tub edge. When finished using the hot tub, spread one scoop of chlorine (large grey bottle) into the hot tub and press the swirl button once to have the water circulate. Do not turn the jets on. If the jets are on press the swirl button again until there is a low amount of water just circulating around.
TVs – There are many smart TVs throughout the house. The remotes are on the black tray in each room labeled on the backside of the remote. There are many streaming options including; amazon prime, netflix, spectrum, sling, hulu, HBO max and showtime (HBO max and showtime are available through the hulu app) with spectrum having all the local channels for news, sports, etc. In case there are any streaming issues with spectrum, hulu has all the local channels too. Please do not move or try to plug anything in to any of the TVs. If you would like to connect a gaming device to a TV, there are two locations with HDMI quick connects and power; in The Pier room (basement) and the Cove room (before the balcony with the pool table). The location in The Pier room is below the TV in the cubby to the right. The location in The Cove room is to the left of the TV on the lower shelf.
Music – Besides the alexa speakers in every bedroom, bathroom, garage, great room, balconies and rooftop, you can Bluetooth to the soundbar in the great room to listen to your own music on your phone. It’s called Bose 700. To connect, press the bluetooth icon on the Bose remote and select Bose 700 while in settings/bluetooth on your phone. You can also Bluetooth to either one of the portable teal JBL speakers that are on the kitchenette counter on the middle floor just beyond the front door. Feel free to take these portable speakers anywhere…front yard, beach, etc. Please just return it/them to the kitchenette counter and plug it/them in when you are finished using it/them. The Bose soundbar in the great room is also alexa enabled. For any alexa enabled speaker, you can either cue up music by voice or by touch on the touchscreens. For the touchscreens, select the amazon music app, pick or search what you want to listen to then select it, push the settings gear on the top right of the screen and choose which alexa device you would like to stream music to. To adjust the volume up or down, press the volume button on the side of the panel up or down. When finished select the gear again in the top right corner of the screen to disconnect. For voice commands, just say "alexa play songs by (insert your favorite group or artist)." If for any reason a different alexa enabled speaker plays music other than the one you are standing by, add at the end of your command "in the (name the room/location you're in)." Alexa can be finicky at times. If she's not cooperating, please use one of the many other music options. Another option is to play music from any one of the 11 TVs throughout the house by opening any app that you have a music subscription to. There are lots of different options for music!
Automated switches – Don’t be alarmed if you see lights turning on or off. I have it set up to automatically turn on a bunch of ambient lights (mainly the rope accent lights) inside and outside 20 minutes before sunset and to turn off 2 hours afterwards. When these go off if you want, simply just press the light switch to turn on any particular location. Also, I have the firepit switches set to automatically turn off if on for a long period of time to prevent someone from accidently leaving the fire pits on. If this happens while you are enjoying the fire, simply turn on the switch again. Furthermore, in an effort not to disturb the neighbors, I have the bright exterior lights automatically scheduled to turn off at 11pm.
AC/Heat – For your comfort, there is AC for each floor level and fans in each room. Rarely will the AC be needed as the weather is usually perfect. If it is needed, there are thermostats on each floor or simply text me and I can remotely set the temperature for you. If it's ever really hot, it is best to close the shades in the great room as that particular room with the large collapsible doors to the balcony gets lots of sun exposure. The evenings tend to get chilly so for heat, besides traditional whole house heating, for your comfort there are 13 heaters throughout the house and exterior locations. There’s firepits on the rooftop and front yard, linear heaters below the TV in all but two rooms, and recessed heaters on both balconies. To operate the balcony heaters, simply turn the dial on the wall. To operate the room linear heaters, please refer to the instructions in the guidebook at the house or click on this youtube tutorialhttps://www.youtube.com/watch?v=il8iRXLpqEE. To turn on the front yard or rooftop heaters, simply flip the switch and wait a couple minutes for it to automatically ignite (the switch for the front yard fireplace is under the bench). If needed, we also have portable fans and heaters in the coat closet by the front door. These portable devices are not to be used outside.
Trash – There are 6 large trash cans in the back of the house, 3 for regular trash and 3 for recycling. Trash day is Thursday morning. Someone will be by Wednesday night to bring the trash cans out to the cobblestone road. After the trash is picked up, someone will place them back along the fence Thursday morning. Please do not park any vehicles in this trash area.
Access through the private gates on the backside of the house to our garages - Our community along Colony Lane (on the backside of the house) is privately gated. To enter the gate, head west on Avila Beach Drive, turn left on First Street at the light, then make a quick left to the backside of the homes onto Colony Lane. The gate code is #3494. This lane is one way only for vehicle traffic in the direction of west to east (closest to the beach/downtown to away from the beach/downtown). Besides a drive-up entry system, there is also a walk up exit system when on foot or bikes headed towards the beach. The code is the same.
Access into the house – Your private access code will be active at 4pm on Dec 17 2023 and is the last four digits of your phone number (+14086133685) you provided on the booking then the pound/hashtag symbol # (be sure to touch the # after the last four digits of your phone number). This code works on all the exterior doors, garage doors and gates. When renting the entire house, the keypads are deactivated on the inside of the house and the elevator doors so you have access everywhere without having to enter a code. With the iron doors; front door, side door and cellar door once you enter your code, just pull slightly towards you then push. All other doors, just push after entering the code. If for some reason you can’t get into the front door or the side door that means someone accidentally locked the deadbolt on the door and you will need to go around the right side of the house to the garages in the back and enter through one of the garages.

Things to know before your stay - Our home is equipped with a starter supply of the following consumables. You may need extra to refill during your stay. Most renters will find a sufficient fill of everything, but I’d pack more coffee pods and paper towels if you are a heavy user of these items.

Food Storage - We have a large refrigerator/freezer and four smaller beverage refrigerators. We recommend bringing your food in ice chests with frozen ice packs that can be stored in the freezer and re-used upon departure so that you don’t have to dispose of your usable food. All food, condiments, spices, oils, and beverages must be cleared out at departure. We have lots of pantry storage for your food in the uppers to the left of the range and in the hidden pantry to the right of the fridge. Our trash cans fill up quickly--avoid bringing any large cardboard storage boxes, like the ones Costco packs in.
Drinking water - We have filtered water in the kitchen fridge dispenser.

Reminders - The guidebook is on the kitchen island or bar counter and it has all the information for the house along with the wifi code which is cobbo’s guest access and the password is “surfingavila”. If anyone needs to use a computer, there is a desktop computer in the beach suite on the top floor. The guest code is 1111. No pets, no smoking of any kind and no parties are allowed anywhere inside or on the property. Should someone need to smoke they can do it on the cobblestone road behind the house or on the sidewalk by the road in front of the house. Please be sure to pick up any cigarette butts. To be courteous to the neighbors and the community, music should be turned off or set at a very low level and outside lights turned off or dimmed past 10pm.
House layout, self-guided virtual tour, Avila Beach information, and additional services - Go to cobbosbeachhouse.com and click on the "LAYOUT" tab. This will take you to the self-guided virtual 360-degree tour. Use the buttons to the left or use your mouse to navigate through each floor. On the LAYOUT tab and below the virtual tour you will see 2D layouts of the house for each floor.
